  1.  Current board has offered to serve another year
  2.  Member pointed out HOA's have tripled (percentage wise) under this board vs. other boards.
  3. Final cost to complete boiler (install five straps) issue still unclear.
  4.  Member asked for clarification of treasurer’s request for 30K for MOH legal issues. 

  5. PG&E analysis will be made available in next newsletter.
  6. Again it was confirmed GMH has no or low crime rate.
  7. Topaz issued came up again, member suggested brighter lights with motion sensors
  8. Landscape committee wants input on the redesign of the lawn area in front of the office.Some issues are still outstanding.
  9. Board voted no access to clubhouse after hours
  10. Board voted Fair Market Value Committee to receive $1,300 to copy records from MOH
  11. Member asked board to claifry line item office expenses ($19,000), board is unfamiliar with line item(s)
  12. Member clairfied to FMVCC "I did not say you were lining your pocket I said FMV will never happen!". 
  13. Member asked what percentage of homeowners will immediately benefit from FMV, response leads member to believe FMV will never happen and at best home improvements vs capital improvements can be claimed on resell of BMR unit.
  14. Color Schemes for complex painting are still being collected
  15. Property Manager mentioned something about bath tubs over flowing?
  16. Member  again reminded the board the carports are oxidizing; board president responded it is only cosmetic

  1. Reserves, how long would it take to replenish the reserves if we applied the security guard funds to the reserves and is filling the reserves necessary?
  2.  Total of 19K for misc office expenses, a bank "Easy Online Payroll" will payroll our three employees for free or $15 a month.
  3.  Why is the board not addressing the carports the warranty runs out in April of 2008?
  4. None of the complexes in our neighborhood have a security guard or they had one but they terminated the contracts due to lack of justification.
  5. Does the overflowing bath tubs the property manager have anything to do with the A&B 'B' garage leak?

 Safety Meeting 11/2007

  1. Board Vice President will make available (secured website or office) the make and model number of the security system in A&B garage
  2. Homeowners inquired if signage would be posted “Smile you are being videotaped"?
  3. Motion passed to request property management company  to find a part time guard
  4.  Home owner inquired if the lead mechanic position could be restructure to include security guard duties (Fr-Sa-Su three hours per shift)
  5.  Chair knew nothing of three new door guards at 4K, homeowners disagree if three door guards or six were installed

 Gym/Rec Room

  1.  Motion passed to request property management company  send a waiver to all members to protect the association from accidents in the gym
  2. Homeowners wanted to know when the rec room would be open to all members

 
Wood Burning Fireplaces with gas log lighters

  1. Chair would not talk about wood burning fireplaces with gas log lighters, home owner pointed out that there would be no cost to association to have the gas pipes repaired if any of the fifteen home owners choose to restore there fireplaces with new energy efficient gas logs. Committee “yeah we can get a loan from the city so what”.

Sprinklers

  1.  Chair would not comment on defective/malfunctioning sprinklers however it was pointed out at the architectural committee and most of the issues have been addressed.
